Description of Project:

Acquest assembled 15 parcels totaling 3+ acres in Buffalo's Central Business District and assembled a design team to develop a facility capable of providing space to a number of Federal tenants that were forced to seek new facilities because of the scheduled closing of Buffalo's Dulski Federal Building. The project combines class "A" office space with a parking ramp to provide on-site parking convenience for the buildings employees and visitors. The site also provides 50 foot set-backs and fencing at the perimeter to address today's security concerns. Acquest has worked closely with local neighborhood groups and local governments to facilitate planning for this important project.

The Niagara Center project was designed to provide class "A" office space within Buffalo's central business district.  Niagara Center, located in the shadow of Buffalo's City Hall, provides on-site parking and generous landscaping. Directly across Elmwood Avenue from the site of the New Federal Courthouse, Niagara Center is located within 2 blocks of numerous federal agencies.  Completed in early 2005, the Niagara Center project is a giant leap forward for the community. By replacing surface parking lots, abandoned and dilapidated industrial buildings with an attractive class "A" facility, Acquest has taken a blighted area and made it a showcase for the city.

Project Results:

Internal Revenue Service -had to be in occupancy within 12 months of Notice to Proceed.  Acquest obtained all city site plan approvals prior to lease award.

Ninety Percent (90%) of building is leased to Federal Government Tenants (approximately twenty (20) different agencies)

Tenants, City Officials and adjacent neighbors were very pleased that we replaced dilapidated buildings and at-grade parking with a new eight (8) story Class A Office Building.

Project Significance:

Niagara Center houses approximately twenty (20) different US Government Agencies in approximately 250,000 usable square feet.
